Landlords and Tenants, know your rights! 
In every country, there are rules and regulations for coexisting peacefully. In India, many laws safeguard the interest of the people. In a place like India, where many people live as tenants, and many do not have a home, one must know about legal rights. 
In India, the law on landlord and tenant is governed by the Rent Control Act (1954) and the Land Acquisition Act (1894). The Rent Control Acts, 1954, and the Housing and Lodging of Tenants Act, 1976 are the relevant laws.
A landlord is the one who owns the land/property/home. In other words, they are responsible for maintaining and paying the taxes. For a single property, a landlord can be one or many. 
What right does a landlord hold in India?
 Right to remove a tenant. 
Of course, a valid and robust reason is needed for removal. 
 Right to a temporary recovery of possession
If a building requires renovation or repairs that involve vacating the entire building, the responsibility is handed over to the owner or the landlord. 
 Right to increase the rent
After prior notice and informing the tenants about the increment, can the owner increase the rent?
The vital point to be noted is that 10% of increment can be done once every two years. Every state and area has its own rules regarding the increase in rent that need to be followed. 
 Right to be advised of required repairs.
When a tenant complains of any repairs or improvements to be done, the landlord has to look into the request and do the needful. 
Clarifications regarding these laws:
A landlord has the legal right to evict a tenant who does not pay rent for more than three months. The landlord can also evict the tenant if the tenant commits a serious crime such as theft or murder.
 A landlord cannot evict a person who is sick or disabled. 
A tenant may file a case with the court against the landlord if the landlord is violating the terms of the lease or the landlord has not given the proper tenant notice.
The Rent Control Laws are intended to protect the tenant against excessive rent increases by the landlord.
The Act prescribes the maximum rent charged for a particular house or flat or room or part thereof. The law is meant to protect a tenant from exploitation by the landlords.
Landowners are allowed to get compensation for land acquired by the government. The compensation is determined by the Government.
